First impressions are lasting. Keep the lawn trimmed, edged, and free of clutter. Try to make sure that parking is available in front of your house. The front door greets the buyer. Make sure it is fresh-looking and clean.

Let the sun shine in. Open the curtains and blinds to let the buyer see how cheerful your home can be. Dark rooms are less appealing.

For safety, keep stairways and hallways clear.

Decorate for a quick sale. Faded walls and worn woodwork reduce appeal. Why force a buyer to imagine how your home could look, when you can show him by redecorating? A quicker sale at a higher price will probably result.

Small repairs can make a big difference. Loose knobs, sticking doors and windows, warped cabinet drawers, and other minor flaws detract from home value. Have them fixed. In particular, fix any leaky faucets. Dripping water discolors sinks and suggests faulty plumbing.

Bathrooms can help sell homes, and they should sparkle. Check and repair caulking in bathtubs and showers.

Arrange bedrooms neatly. Removing excess furniture will make them look larger. Use attractive bedspreads and freshly laundered curtains. Straighten the closets. Neat, well-ordered closets show that there is plenty of storage space.

If you are present during a showing, do not over-sell your home. Let it be itself. Be courteous, but do not force conversation with prospective buyers.
